The cost build-up
Every tile job has the same parts.

Wastage and spare boxes
Plan about 10 per cent wastage for straight lays and more for diagonal or patterned layouts and rooms with many cuts. Add a spare box from the same batch. Wastage is a real cost, so include it in your tile cost per sq ft calculation instead of the floor area alone. A small room with many cuts, a pattern that must be matched or a diagonal lay can push wastage well above the usual figure, so ask the fitter to estimate it from a sketch before you order the boxes. Write the agreed wastage on the quote so that nobody is surprised later. Keep the final measurements and the quote together, since they help if you need extra boxes for repairs.
Adhesive, grout and accessories
Adhesive, grout, spacers, trims and sealant add to the cost and are often left out of early quotes. See tile accessories.
Labour and preparation
Laying labour is commonly PKR 40 to 100 per sq ft, depending on the tile size, the pattern and the access. Uneven floors need levelling, and wet areas need waterproofing before tiling. See tile adhesive and bond. Fitting large tiles, stairs and high walls costs more than a simple floor, and removing old tiles, if needed, is usually charged separately, so agree the scope in writing before work starts.
Worked example: a 168 sq ft room
A 12 x 14 ft room has 168 sq ft. At the porcelain rate of PKR 250 to 420 per sq ft, the tile costs about PKR 42,000 to 70,560, and with 10 per cent wastage the quantity is about 185 sq ft, so about PKR 46,250 to 77,700. Laying at PKR 40 to 100 per sq ft on 168 sq ft adds PKR 6,720 to 16,800, before adhesive, grout and trims.

Worked example: a small bathroom
A bathroom with 48 sq ft of floor and 180 sq ft of wall tile has 228 sq ft in total. At the planning figure range of PKR 180 to 450 per sq ft tiled, the job comes to about PKR 41,000 to 102,600, and our other worked example puts the tile and laying subtotal at PKR 37,920 to 125,400. Add waterproofing, trims, grout and fittings. See bathroom tiles price.
How to save without hurting quality
- Choose mid-range porcelain for floors and basic ceramic for walls.
- Use feature tiles sparingly.
- Avoid complex patterns that raise wastage and labour.
- Compare quotes on the same scope.
- Do not cut accessories or waterproofing; failures cost more to fix.
Frequently Asked Questions
Indicative ranges are about PKR 100 to 260 for ceramic, PKR 250 to 580 for porcelain and PKR 250 to 1,200 for granite, with laying at PKR 40 to 100. Prices change with brand, size and stock. Ask for the specification in writing so you can compare quotes on the same basis.
The tile with wastage, adhesive, grout, spacers, trims, waterproofing where needed and laying labour. Preparation of the base and removal of old tiles can add more. Ask for a written quote that lists each item. Check the warranty terms and who honours them before you pay.
About 10 per cent for straight lays and more for diagonal and patterned layouts or rooms with many cuts. Add a spare box from the same batch for later repairs. Measure carefully and confirm sizes with the supplier before ordering.
Quotes differ because the tile, size, grade, quantity, accessories and labour scope differ. One seller may leave out adhesive or wastage. Compare the same specification and the total for the whole scope, not only the rate per sq ft.
As a planning figure, about PKR 180 to 450 per sq ft tiled, with about PKR 260 as a middle value. A bathroom with 228 sq ft of floor and wall tile comes to roughly PKR 41,000 to 102,600 before waterproofing and fittings.
