How the calculator works

Every result is built up from researched 2026 Pakistani rates held in a single, dated rate table. The tool takes your plot size, converts it to covered (constructed) area across your chosen number of storeys, then applies a per-square-foot rate to each grey-structure trade and a quantity-based rate to each finishing trade. Change any input — city, quality, bedrooms, panelling coverage — and the estimate recalculates on the spot. There is no "calculate" button and nothing to submit.

Use the scope toggle to price a complete house, grey structure only, or finishing only — useful if your structure is already up and you only need finishing. The per-trade checkboxes let you switch off anything you are not doing, so a single-room renovation is as easy to price as a full build.

What drives construction cost in Pakistan in 2026

Four things move your number more than anything else. Covered area is the biggest — cost scales with the square footage you actually build, which is why a double-storey home costs close to twice a single-storey on the same plot. Finish quality is the next: economy, standard and premium specifications can swing the finishing bill by half or more, while the grey structure barely changes. City matters through labour and transport — Islamabad and Karachi run a few percent above Lahore, south Punjab a little below. Finally, material prices — cement, steel and imported finishes move with the exchange rate, which is why we date every rate and refresh it monthly.

What the estimate includes — and what it doesn't

The estimate covers foundation and substructure, RCC frame and slabs, brick masonry, plaster and paint, flooring, wall panelling, false ceiling, wardrobes and kitchen, doors, electrical, plumbing and wet-area tiling. It is a planning estimate — real quotes typically land within 10–15% depending on your design, site conditions and the specification you finally choose.

It does not include the plot itself, boundary wall and gate, approvals and map fees, external development, or high-end extras like a lift, home automation, imported sanitary ware or landscaping. A standard turnkey build in Lahore runs roughly PKR 4,500–5,800 per square foot of covered area in 2026 — about PKR 2,900 of that is grey structure and the rest is finishing. Economy specs sit lower and premium specs push well above. The calculator applies your city, quality and trade choices to give a figure specific to your project.

No. The calculator prices construction only — grey structure and finishing. Land, boundary wall, map and approval fees, external development and utility connections are separate and vary hugely by location, so add them on top of the construction figure.
