Why 10 marla economics are different
At 10 marla the conversation shifts from "fit everything in" to "how well do we finish it". The grey structure per square foot is much the same as a 5 marla, but because you are building nearly twice the covered area, the finishing decisions carry twice the weight. A jump from standard to premium flooring, sanitary ware and woodwork across 3,800 square feet is a large sum — the finish-quality toggle makes that trade-off explicit before you commit. Most 10 marla owners spend where it shows daily (kitchen, master suite, main living areas) and hold economy specs for secondary bedrooms and service areas.
Staging a 10 marla build
Ten marla builds are commonly staged: complete the grey structure first, then finish floor by floor as funds allow. Use the scope toggle to price grey structure on its own, then come back and price finishing separately. It also pays to lock in the big finishing materials early — flooring, wall panelling and false ceiling — because ordering the whole house at once is cheaper per unit than buying room by room, and it protects you from mid-project price rises on imported items.
Realistic 10 marla cost range in 2026
A standard double-storey 10 marla house in Lahore lands around PKR 1.7–2.0 crore in 2026; premium finishing can take it past 2.4 crore, while economy specs sit closer to 1.5 crore. That is roughly PKR 4,400–5,900 per square foot of covered area.
