Most 5 marla homes in Pakistan are built double-storey to get three to four bedrooms out of a compact footprint: a lounge, drawing room, kitchen and one bedroom downstairs, with two or three bedrooms and a family space upstairs. That means three to four bathrooms, a full staircase, and enough wall surface that finishing — not structure — is where taste and budget really show. Where first-time builders blow the 5 marla budget
Three mistakes recur. First, over-speccing finishing before the structure is paid for — imported tiles and designer sanitary ware feel affordable per piece but add up fast across a whole house; the finish-quality toggle shows exactly how much economy versus premium changes your total. Second, forgetting the doors, electrical and plumbing, which together are often 12–15% of the bill and get left out of back-of-envelope sums. Third, ignoring wastage and price movement — cement and steel shift with the market, so a quote from three months ago rarely holds. Build a contingency of 10% on top of whatever the calculator shows.
Realistic 5 marla cost range in 2026
A standard double-storey 5 marla house in Lahore lands around PKR 85–95 lakh in 2026; economy specifications pull it down towards the mid-70s, and a premium finish pushes past a crore. On a per-square-foot basis that is roughly PKR 4,500–6,000 of covered area. Grey structure alone is about PKR 2,900 per square foot.
