A different scale of project
At 1 kanal the build is large enough that it is usually run like a proper project: a main and family living area, five or more bedrooms with attached baths, a formal dining room, a large kitchen often with a back kitchen, and frequently a basement or servant quarters. The calculator defaults to a premium double-storey specification because that is what most 1 kanal owners are pricing. Even so, the biggest single decision is not the plan — it is the finish level, because premium versus standard across 7,600 square feet is a swing of crores, not lakhs.
Staging and sequencing a large build
A 1 kanal house is almost always staged. Grey structure comes first and is best priced on its own — use the scope toggle for that figure. Finishing then follows in a deliberate sequence: ceilings and electrical first, then flooring, then joinery and paint last so the expensive surfaces are not damaged by later trades. Ordering finishing materials in bulk up front — flooring, false ceiling, wall panelling and MDF/HPL for extensive wardrobes and kitchen — is where a large build saves real money, because per-unit rates fall with volume.
Where premium finishes pay off — and where they don't
On a 1 kanal home the returns on premium spending are uneven. It pays off in the spaces you use and show every day: the main living areas, the master suite, the kitchen, and any double-height or feature walls where fluted panelling or a designed false ceiling transforms the room. It pays off far less in secondary bedrooms, service corridors and utility areas, where a standard spec is invisible to guests and to resale. The per-trade checkboxes and quality toggle let you model a mixed specification — premium where it counts, standard where it doesn't — which is how experienced 1 kanal owners actually build. A standard 1 kanal build runs around PKR 3.3–3.6 crore in 2026; a fully premium finish moves well beyond that.
