Gypsum Board Price in Pakistan: Per Sq Ft, Per Sheet and What Changes the Rate
Gypsum board price in Pakistan is quoted in two ways, per square foot and per sheet, and confusing the two is the most common reason quotes do not match. This guide gives the published ranges by board type and thickness, converts them to a price per 4 x 8 ft sheet, explains what moves the rate and shows how to compare quotes fairly. For local supply and delivery in the city, see our gypsum board in Lahore page, and for how the board is used see gypsum false ceiling.
Published gypsum board rates by type
These are the supply-only ranges published on our gypsum board page, per square foot of board. They are market ranges and move with the market, so use them as a guide and confirm today's rate before ordering.
| Board | Per sq ft (PKR) | Per 4 x 8 ft sheet (PKR, calculated) |
|---|---|---|
| Standard board 9.5 mm | 55 - 70 | 1,760 - 2,240 |
| Standard board 12.5 mm | 65 - 85 | 2,080 - 2,720 |
| Moisture-resistant (green) 9.5 mm | 70 - 90 | 2,240 - 2,880 |
| Moisture-resistant (green) 12.5 mm | 80 - 100 | 2,560 - 3,200 |
| Fire-rated Type X 15.9 mm | 90 - 120 | 2,880 - 3,840 |
Sheet prices are the per sq ft range multiplied by 32 sq ft per sheet. Source for the per sq ft ranges: gypsum board in Lahore.

Per square foot and per sheet: converting
A 4 x 8 ft sheet is 32 sq ft. To convert, multiply the per sq ft rate by 32 for the sheet price, or divide the sheet price by 32 for the rate per sq ft. For example, a sheet at Rs 2,400 is Rs 75 per sq ft. Always compare the same thickness and type.
What changes the price
- Board type: standard, moisture-resistant and fire-rated cost different amounts.
- Thickness: 12.5 mm costs more than 9.5 mm.
- Brand and origin: imported boards and local boards differ in price and consistency.
- Order size: bulk orders for contractors get better terms.
- Delivery and handling: distance and site access add cost.
Board types are explained in our ceiling boards guide.
Board price is not ceiling price
The board is only part of the cost of a false ceiling. A finished ceiling also needs the metal frame, hangers, screws, jointing, paint and labour. Our published range for a complete installed gypsum false ceiling on the ceiling hub is higher than the board price alone, because it includes the frame and finishing. A worked example is in false ceiling cost per square foot.
Working out how many sheets you need
Measure the ceiling area in square feet, add 10 per cent for cuts and waste, and divide by 32. For a 12 ft by 14 ft room, the area is 168 sq ft; with waste it is about 185 sq ft, which is about 6 sheets. For steps and coves, add more for the vertical faces. The false ceiling cost calculator helps with a quick estimate.
| Step | Example | Working |
|---|---|---|
| Room area | 168 sq ft | 12 x 14 |
| Add 10% waste | 185 sq ft | 168 x 1.1 |
| Sheets needed | 6 | 185 / 32 = 5.8 |
The figures illustrate the method. Your own room gives the real number.
Comparing quotes fairly
Ask each supplier for the same four items: board type, thickness, brand and whether the price is per sq ft or per sheet. Check whether tax, delivery and the frame are included. A rate that is far below the rest often means a thinner or lower-grade board, or a price that excludes items the others include.
Checking the board on delivery
Check the thickness with a caliper, look for damp patches, crumbling corners and broken paper facing, and make sure the board is stored flat and dry. A stamped brand and type on the board helps you hold the supplier to the quote.

Gypsum Board Price: Frequently Asked Questions
Published supply-only ranges run from about PKR 55 to 70 per sq ft for standard 9.5 mm board up to PKR 90 to 120 per sq ft for fire-rated 15.9 mm board. A 4 x 8 ft sheet is 32 sq ft, so multiply by 32 for the per sheet price.
Using the published ranges, a standard 9.5 mm sheet works out to roughly PKR 1,760 to 2,240, and a 12.5 mm sheet to roughly PKR 2,080 to 2,720, based on 32 sq ft per sheet. Moisture-resistant and fire-rated boards cost more.
No. The board is only one part. A finished ceiling also needs the metal frame, hangers, jointing, paint and labour, so the installed rate per sq ft is higher than the board price. Compare complete installed quotes, not board prices alone.
Moisture-resistant, or green, board costs more than standard board of the same thickness because its core and facing are treated. It suits kitchens and utility areas with ventilation. It is still not waterproof, so it is not for constant steam or direct water.
9.5 mm is the most common for homes and is lighter and cheaper. 12.5 mm gives more rigidity, sound reduction and durability, and is used in commercial or demanding jobs. Choose by the frame spacing and the finish you need, not only by price.
